How DuraFlex Products Fail - and How We Fix Them

DuraFlex makes a solid liner, but the cap and crown sit in the worst weather the Chesapeake can throw at them. Here’s what we actually see on Annapolis rooftops, especially near the water.

  • DuraFlex stainless steel caps with rusted mounting hardware. The cap itself is usually 304 or 316 stainless, but the mounting bolts and clamps on some older DuraFlex cap kits were zinc-plated steel. In salt air near Eastport or along Spa Creek, those fasteners corrode in three to five years. The cap looks fine from the ground but moves when you touch it. We replace the hardware with full stainless and re-anchor the cap to the flue tile or liner, then torque it to spec so high wind off the bay doesn’t rattle it loose.
  • Crown spalling caused by failed caulking between the cap base and the masonry crown. This is the DuraFlex-specific issue we see most. Where the cap’s mounting plate meets a poured concrete crown, the factory caulk bead eventually dries and separates. Water gets under the plate, freezes, and pops the top layer of the crown off. Homeowners blame the cap. It’s rarely the cap. We grind the loose material back, rebuild the crown with a polymer-modified cement, install the cap with a fresh silicone bead, and then apply a crown sealer that moves with the seasonal expansion.
  • DuraFlex multi-flue cap installations over uneven existing crowns. Annapolis is full of chimneys from the 1960s and ’70s where the original crown was poured without a drip edge.
