Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Annapolis Owner’s Guide

We stock and install Famco-compatible chimney crowns in Annapolis, with most crown repairs running $450-$950 installed depending on crown condition, flue size, and whether the old crown can be saved or needs full replacement. Homeowners usually find out their crown has failed the hard way: water staining the ceiling near the chimney, spalling brick faces popping off the top course, or a sweep pointing out hairline cracks during a routine cleaning. The crown is the concrete cap that sheds water off the top of the chimney, and when it fails, water gets into the brick and mortar below.

Which Famco Models This Applies To

Famco manufactures crown caps and termination components across their standard residential line, and the compatibility question comes down to the flue tile outside dimension, not the appliance. A Famco crown for a 13×13 flue will not seat properly on a 9×13 without either a reducer or a custom pour, and forcing it is how you end up with a crown that cracks inside eighteen months. We measure every flue before ordering or fabricating. For most Annapolis homes with single-flue masonry chimneys, the Famco stainless crown cap or cast-composite crown in the standard 24×24, 28×28, and 30×30 footprint covers the majority of installations, but clay tile height above the crown face is the number that actually determines fit. Homeowners should know that Famco’s OEM crowns are priced at a premium for the name; when the original crown is beyond reuse, we often recommend a poured concrete crown with a stainless cap (we stock Famco and Copperfield, fabricated to the same footprint) because concrete with the right overhang and a drip edge will outlast a thin prefabricated cap in our wet, freeze-thaw Annapolis winters.

Signs Your Famco Crown Repair Is Failing

Signs Your Famco Crown Repair Is Failing
  • Water staining on the ceiling near the chimney. This is the classic signal. Water has gotten past the crown and is traveling down through the brick and into the attic, then hitting drywall.
  • Spalling brick along the top three or four courses. Water has been soaking into the brick repeatedly, and freeze-thaw expansion in Annapolis winter edges has blown off the faces. You’ll see brick chunks on the roof or around the chimney base.
  • Visible cracks in the crown itself. Often visible from the ground with binoculars. Hairline cracks may not be urgent; cracks wide enough to slip a quarter into are an active water intake point.
  • Moss or vegetation growing out of the crown. Moss holds water against the concrete constantly. That’s not cosmetic, it means the crown surface has been compromised and is now retaining moisture.
  • White efflorescence streaking down the brick. Salts from the mortar dissolving and re-crystallizing on the face of the chimney. It means water has been moving through the masonry for a while.

Replacement Cost & What’s Included

In Annapolis, a straightforward Famco crown cap replacement with a new poured crown runs $650-$950 installed. A crown re-seal or crack repair where the concrete is still structurally sound runs $450-$650. What drives the range: flue count and size, crown footprint, roof access difficulty, and whether the top course of brick has to be rebuilt before the crown goes on. Every quote from us is written and priced before work starts. The price includes removal of the old crown material, a proper drip edge so water doesn’t cling to the underside, a stainless or Famco-compatible cap sized to your flue, and a documented photo record of the finished crown before we come off the roof. The work itself is backed by our 365-Day Done Right Promise: if it’s not done right, we make it right. Corrine Halstead has held her crew to this since day one, because a crown that leaks in twelve months is not a crown job, it’s a re-do, and she’d rather do it once.

DIY or Call Us?

You can safely inspect a crown from the ground with binoculars, and you can check the attic for water staining without any risk. What you should not do is get on a ladder with a caulk gun. Crown crack sealing products sold at hardware stores are a temporary patch at best, and working on a chimney crown means working at roof height, often on a steep pitch, usually near a power-service drop. That’s not a weekend project. If you miss a crack, or seal over a crown that’s already saturated, you’ve spent a Saturday and still have water coming through in March. Call us at (443) 274-4231 and we’ll get a camera on it and give you a written price before anything else happens.
