The critical compatibility point for Gelco crowns is this: older Gelco pours used a denser cementitious mix with lower water absorption than generic mortar, which means a patch job with off-the-shelf mortar will crack again within one or two Annapolis winters. Matching the material matters as much as matching the measurements. Before you order any repair, measure the crown’s overhang. Gelco-formed crowns typically extend 2 to 2.5 inches beyond the chimney’s brick face. If yours is flush or under one inch, water has been running down the brick, and the repair scope grows.

Signs Your Gelco Crown Repair Is Failing

• Hairline cracks across the crown surface that widen each fall. Water gets into the crack, freezes on a cold January night, and expands. By spring, the crack is a fracture line. This is the single most common Gelco crown issue we see in Annapolis, where the freeze-thaw cycle hits the roof line hard from November through February.
• White mineral staining on the brick just below the crown. That’s dissolved calcium salts coming out of the crown material. It means water is moving through the concrete, not off its surface. Left alone, this rusts the internal rebar and causes spalling.
• Concrete chips or granules in the gutter or on the roof. Once the crown surface starts flaking, the damage is accelerating. We inspect crowns in Annapolis neighborhoods like Eastport and Murray Hill where steep roof pitch makes the crown hard to see from the ground, and by the time granules hit the gutter, half the crown’s waterproofing capacity is gone.

Here’s what Gelco crown repair costs in Annapolis, in real dollars, as of this season:

• Spot repair with Gelco patch compound: $575 to $700. Suitable when cracking covers less than 25% of the crown surface and the underlying pour is structurally sound.
• Full crown resurfacing with Gelco material over existing form: $800 to $950. This is the most common scope we quote. We remove the fractured surface, apply bonding agent, and re-pour the crown cap with proper overhang and slope.
