Factory-built Olympia units use a metal chase top, not a poured concrete crown. If yours is metal and rusted through, that’s a chase top replacement, not a crown repair. For masonry chases with an Olympia brand crown form, the repair involves removing damaged concrete, building a proper form, and pouring a crown mix with the right expansion characteristics for our climate.

OEM versus aftermarket: Olympia doesn’t sell a proprietary “crown mix” for masonry applications. The industry standard is a Portland-based crown mix with a polymer additive for flexibility. We source ours through Haven’s buying network alongside DuraFlex, HeatShield, and Gelco products, which keeps the material cost honest.   • Hairline cracks in the crown surface. These let water into the concrete. Each winter, that water freezes and expands, widening the crack. What starts as a cosmetic line becomes a spalling problem (chunks flaking off) within two to three Annapolis winters.
  • White efflorescence on the brick below the crown. That’s mineral salt left behind when water evaporates out of the masonry. If you see white staining on the top few courses of brick, water is moving through the crown or the joint where crown meets brick.
  • Water in the firebox after rain. This is the symptom that gets people calling. By the time water reaches the firebox, it has usually traveled through the crown, down the flue, and across the smoke chamber. The crown may not even look that bad from the ground.
  • Loose or missing chimney cap. If the cap’s anchor bolts have pulled free, the crown surface underneath is usually shot. A cap bolted into compromised concrete can’t do its job.
  • Crumbling mortar joints at the top of the chase. The joint where the crown meets the brick is the first thing to fail because it’s the most exposed seam. Crown repair should always address that transition joint, not just the flat surface.

You can safely inspect the crown from the ground with binoculars. Look for cracks, white staining, and whether the concrete looks like it’s flaking at the edges. What you should not do is get on a roof with a bucket of crown coat and a trowel. A proper crown repair involves working at height, often on a slope, and getting the mix wrong means doing it again in two years.
